I don't know if I've just been lucky, but to add anec-data, I've rented from 5 different landlords in 2 different states, and I've never had a real negative experience. When I have an issue, it's resolved relatively quickly, noise mostly isn't a problem, and I can easily move to a new location with fairly limited hassle. Rent has perhaps increased more than I'd like at times, but no more than the market price would indicate it should.
